How does this service work?

Once you instruct us we will telephone you within 2-3 working hours to confirm the details you have given and to introduce ourselves. We will then send you all the literature we need you to fill in. We will then operate just like any other solicitor dealing with conveyancing work on your behalf.

Who will carry out my conveyancing?

The introductory letter will set out who will be dealing with your case. All matters are supervised by an experienced conveyancing solicitor and you will be able to speak directly to the person dealing with your case.

How do you sell houses - are you an estate agent?

We are not estate agents and do not deal with the sale of your property directly. If you ask us to deal with the sale of your property (and you are in a location we can assist in) then we will refer your instructions to Move and Save Limited of Units 5 & 6, Woodhouse Station, Debdale Lane, Mansfield Woodhouse, Nottinghamshire NG19 9NZ. You decide whether or not you use their service after you have been visited by the agent. By ticking to say you want us to sell your house you are authorising us to pass your details on in this way.

How do we communicate?

It is entirely up to you. We can deal mainly by post or by email (although we do need to send some documents to you through the post at the end of the matter) and of course you will be able to speak to us by telephone throughout.

Is your quote guaranteed?

Yes. Unlike other firms, once we have spoken and confirmed the quote to you our legal charges will not increase unless we have to carry out work not usually involved in a conveyancing transaction (more info on this). We do not control the cost of disbursements (items paid to other people) and therefore if the cost of these rise (or fall) then this will be passed on. In Leasehold purchases there may be additional sums payable to the Landlord which we will not know about until we receive the paperwork.

How is your quote so cheap?

We specialise in online legal services, so we do not need to maintain fancy offices or lots of secretaries. We just concentrate on delivering good services to our clients in the areas in which we specialise. Because we deal in large volumes of transactions we are also able to source the best prices on Personal Searches.

Why do some items in the quote say they are estimates?

Our quote provides for the searches to be carried out electronicailly by a Personal Search company. If you are having a mortgage with a lender which does not accept personal searches then we will have to instruct the searches direct with the relevant authorities which will be more expensive.

Coal mining and environmental searches are not needed for every property but the estimate includes the cost anyway. We would rather give you a higher quote and then charge you less whereas other providers may operate on the opposite model. The telegraphic transfer fees are quoted on the basis that the purchase monies and mortgage redemption will be paid electronically and that all other payments will be made by cheque. If further electronic transfers are required a further fee will be charged for each transfer.

What is a Personal Search? I've heard that you can take out Search Insurance instead? What is that?

A personal search is where somebody (sometimes a solicitor, but more often a specialist agency) goes in person to the Local Authority to look at their records and to obtain the same information as the Authority would supply themselves if a search was requested.

As an alternative to obtaining searches at all one can obtain Search Insurance, which provides cover against any loss incurred as a result of failing to obtain a search.

However, not all banks accept personal searches and insurance.

We don't ever recommend insurance as an alternative when you are purchasing a property because there may be things in the searches which would deter you from buying the property but which do not particularly affect the value and so aren't insured against.

We would sometimes recommend Search Insurance for remortgages because you are already living in the property so are unlikely to discover anything you don't already know.

How long will it all take?

A 'normal' freehold conveyancing transaction usually takes between 6 and 8 weeks to complete. Leasehold transactions often take another couple of weeks as information has to be obtained from freeholders and maangement companies. Things get more complicated where there is a chain involved and obviously problems can arise at any stage which hold things up. We will always try to work toward your target date, but you shouldn't make arrangements to move until we have confirmed the date to you. If you want us to expedite your transaction then we can do so for a fee.

How can you 'beat my mortgage quote'?

We work closely with an independent firm of financial advisers and mortgage brokers with access to hundreds of different mortgage deals. They will speak to you to ascertain your needs and will then attempt to source a mortgage offer for you at the best possible rate.

We have an arrangement with the advisers to pay us 20% of the commission they receive upon you taking out a mortgage through them. We only charge you a fee of £50+VAT for providing your information to the brokers, so if the commission we receive exceeds this sum, you will receive it back in cash to be credited against your bill. In some cases this means you pay nothing for the legal work involved in your purchase or remortgage!
